There is one way that is helpful to differentiate between the two words.
Ma3i to buy sounds like My , as in ’ this is my book’ or in ‘Oh my god’ (imagine someone saying it slowly when told something shocking and the tones are Oh 2 my 3 god 4 )
Mai4 to sell sounds like My when you are stressing that something is yours;
This is MY book ( not your’s) or the Mi in ‘the book is Mine!’
hope this helps it was invaluable to me getting the sound right

Ni hao!
You can say: Xie xie ni, xia ci zai lai!
Xie xie = thank
ni = you
zai lai = come again
xia ci = next time
